What am I buying?
Social Ads run on Google, Facebook, Instagram, and Waze. These campaigns are tied to your
listings. You can customize your ads for each network and we’ll take care of the complexity and
busy work associated with executing your ad campaigns. We create your graphics, publish the
ads to the networks you select and optimize the settings so your ads run efficiently to capture
maximum leads.
For each listing you promote, you select the amount you want to spend on each advertising
network, which corresponds to an estimated amount of views and clicks, or you can move
forward with the recommended budget mix that our experts calculated for your listing.
How long will my ad run?
The more important question is how many people will see my ad? Your budget is allocated per
view--not for a duration of time. The amount you spend on each network corresponds to an
estimated number of views.
Megaphone works with the various advertising networks to deliver your ad as frequently as
possible at the lowest possible cost. The length of the run depends on how quickly your ad
generates views and clicks, and therefore reaches the target views/clicks goal that you selected
through the budget allocator on the order page. This will result in different run lengths for every
listing on each network.
What are the benefits of advertising on each of the 4 networks?
Google owns 71% of the search market share and has the largest online display advertising
network. With 92% of buyers and sellers beginning their search for a home online, the tech
giant’s network is ideal for generating high-intent leads among consumers searching for a new
home or agent via a search engine, and for building brand awareness among consumers on the
Internet.
Due to Facebook’s high volume of monthly active users (2+ billion) and the amount of time
users spend on the network (checking it 14x a day, on average), Facebook is a strong option for
agents who want to improve brand awareness and generate a high volume of leads. It is also an
ideal network for direct engagement with potential clients and sphere of influence.
With Instagram’s 77+ million U.S. users, ads on this network reach a wide audience, improving
brand and listing awareness while generating leads. The social network’s main demographic
skews younger, but users are highly active. Beautifully composed photos and engaging videos
perform well on Instagram.
According to Facebook, running Facebook + Instagram together produces 15% increase in
brand awareness and a 33% increase in leads.
Waze, the wildly popular social navigation app, has more than 90 million active global users.
Drivers who use Waze spend more than 7 hours per month on average in the app.

How can I find & edit my ad on Homesnap?
When you open the app and you're logged into Homesnap Pro, go to the Pro tab and then My
Ads Dashboard. From there, choose which listing you want to edit, select the appropriate ad
network, and make your changes.

Why, as an agent, should I advertise on Google?
Google is an incredibly engaging search engine and technology network with 1 billion monthly
active users across the globe.
Search is a powerful tool when it comes to real estate. 78% of customers on the hunt for real
estate use a search engine to learn more about buying or listing a property. This group,
constituting 4% of the buyer universe, has a tremendous amount of buying power. The mean
age is 42 years, and average household income is $72,000 per year.
How does it work?
By purchasing a Google advertising package, we will promote your listing across display,
search, and Gmail channels. Here’s how it works:
● The display channel will deliver your interactive ad to a targeted audience of qualified
customers as they use websites that are part of the Google display network.
● Via Google’s search channel, carefully selected keywords match your ads to the right
buyers and sellers who are actively searching for a property that is similar to your listing.
● Through the Gmail channel, ads will appear in the Gmail inbox similar to an email.
Targeting is determined through a user’s keyword interaction and other learned cues
within each user’s inbox.

Who is going to see my ad?
The targeting for your ad is based on the geographical location of the property being promoted.
Megaphone also creates unique custom audiences for your ad, which include those you have
uploaded from booj or your database. If those people are also Facebook users, they will be
included in the custom audiences that we create for your ad.
Can I change the zip code or other targeting?
The targeting zip codes and related radius cannot be adjusted, but you can influence the
custom audience targeting by uploading your database. Download your database from booj or
your CRM in CSV form. Make separate columns for first name, last name, email, and cell
phone. Send it to premiersupport@homesnap.com. We will target everyone in your database.
Will my ad be on my Facebook page?
Megaphone runs all ads through our partnership account with Facebook. Therefore, ads are not
directly connected to individual agents’ accounts. We encourage you to share the ad to your
business page or personal profile. To do this, just go to your ad's report in Megaphone and click
on "See your ad on Facebook." From there, you can share the ad like you would any other
Facebook post by clicking on the "share" link

Who is going to see my ad?

Listings Social Ads on Waze FAQs
What is the Waze app used for?
Waze is the world’s largest community-based navigation app, with more than 90 million active
global users. Drivers use Waze to navigate to their destination, and they also contribute
information (like closures, accidents, etc.) to the app to make the routes it provides more
effective for users.
How does it work?
Drivers can see your listing promotion in a few ways. After they type their destination into the
app, Waze will display their route. If your listing’s location is within the map view on the screen,
it may pop up as a listing pin (or branded pin for teams and brokerages). This includes when the
driver views the map, moves along the planned route or manually adjusts the map on the
screen. The advertised listing is also eligible to be promoted to the top of search results. The
listings advertised by teams and brokers will include a digital billboard, which appears on the top
half of the screen when the driver is at zero speed.
Your ad’s delivery frequency will depend on Waze’s algorithm, but incorporate the usual digital
advertising factors: bidding strategy, competition from other ads, location of the app user,
search terms and more.
What if there is a price change on my listing?
Megaphone will keep an eye on the status of your listing and automatically make the necessary
edits when there is a price change. Please note that this change may take up to 48 business
hours to process in Waze.
Automated Listing Social Ads or Subscribe & Save FAQs
When will I be charged?
Subscribe & Save is not a monthly subscription, but a program that will run ads for you each
time you have a new listing activity. The listing activities include a new listing, open house,
price cut, or deals (sold properties). You will be charged for each ad you run. You can also put
filters in place to only automatically run ads that meet certain criteria (examples: run ads for new
listings or open houses, but not price cuts).
The card you have on file will automatically be charged 24 hours after receiving the order
confirmation, unless you cancel your order within the 24-hour window. If you need to cancel a
listing 24+ hours after receiving your order confirmation, we can cancel the ad and issue a
prorated credit to be applied to your next ad.
Can I change my budget or ad networks for individual ads while on Subscribe & Save?
Automated Social Ads are set up so that budgets and networks remain consistent over time.
That way, you maintain consistent exposure across these networks to meet your advertising
objective. Plus, you don’t have to invest additional time or effort into each individual ad.
However, if you must adjust the pricing structure and/or networks for an individual ad, you can
click "skip this listing" and place a single purchase order from the "Advertise this Listing" page.
The look and feel of individual ads can always be modified within your social ads dashboard.
Why do you default to running both listings and deals?
Exposing the same audience to multiple ads with different content increases conversion rates.
Every listing and deal is an opportunity to market yourself as an active agent. Moreover, running ads for deals is just as impactful as running ads for listings. Buyers and sellers want to work with an agent who has a demonstrated track record of success, so if these potential clients see that you were able to move properties quickly at a favorable price, they will be more likely to partner with you as their agent.
How can I cancel my subscription?
You can cancel your automated social ads any time by reaching out to our Support Team at
support@homesnap.com. Any live ads at the time of cancellation will run to completion.

By signing up for Concierge, you’ll get access to Megaphone’s most advanced advertising

In addition, you’ll receive free lead qualification services for each new Concierge lead, an advanced reporting and analytics suite, including lead details and qualifying info, and a dedicated, full-time Concierge to help you maximize your investment.
How will Concierge qualify my leads?
As soon as your leads come in, we’ll follow-up by phone, text or email -- 24/7. Our Concierge
team has worked thousands of leads and will determine where your leads are in the home

and will recommend next steps before handing them off to you.
Do my leads get shared with other agents?
Once qualified, your Concierge leads will be sent directly to you, and only you! Unlike other
platforms, once your campaign generates a lead, it’s yours -- we don’t offer it to other agents.
How will my campaign be targeted?
With Concierge, you have the ability to customize which areas your ads will run in (e.g., specific
cities, towns, or neighborhoods). We then layer on advanced machine learning algorithms and
proprietary data to dynamically target and retarget potential home buyers and sellers. In
addition, you can upload your contact list and we’ll retarget those consumers to help you

Can I customize my campaign?
Yes! Customers who sign-up for Concierge will have the opportunity to complete a short
survey, which allows you to specify targeting, personalize your campaign and upload a contact
list for retargeting.
